Scenario A
Borrower submitted initial docs via email/portal. File is not organized yet.
Missing: 2 most recent paystubs, 2 months bank statements, and photo ID.
Borrower has 6 months at current address and no prior address provided.
Goal: clean file for LO review and complete 1003 basics.
Scenario B
LO says: “Ready to submit.” Loan needs to be entered in the LOS/lender portal.
Missing: completed 1003 fields, signed initial disclosures (or eConsent if required), and AUS run (DU/LPA).
Goal: submit to underwriting with a complete, consistent set of data + uploads.
Scenario C
Underwriter issued conditions (AWC). Deadline is approaching.
Conditions include: updated bank statements, updated paystub, HOI binder, and written LOE for a large deposit.
Goal: track conditions, request missing items, and prep for resubmission.
Bonus (optional):
For each scenario, write one message draft (1–2 lines) you would send:
Scenario A: borrower doc request
Scenario B: update to LO/processor (“ready for submission” checklist)
Scenario C: follow-up for a condition (polite but firm)
Task
Answer all 3 scenarios using the format below.
VA boundary: Your role is to collect, verify, and summarize. The LO/Processor decides next steps and communicates final decisions to the borrower.
Tip: Use your “Mortgage Flow Simplified” tab. Ask: “Are we still completing the file, submitting the file, or clearing conditions?”
For each scenario, write 3 lines:
